At a time of Scottish Conveyancing Stress

McVey & Murricane can help with a new expert service offering unparalleled value and expertise

The Registers of Scotland struggle while your existing securities drift, some more than three years since completion. Now hit by Coronavirus....

Do you just hope and pray?

THE ANSWER IS AT HAND FROM SCOTLAND'S MOST INNOVATIVE LENDER FOCUSED LEGAL FIRM

CHOOSE FROM THREE INNOVATIVE PRODUCTS TO MEET YOUR REQUIREMENTS

INSTANT INFORMATION ASSESSMENT

White-labelled to maintain your relationships

Through their experience McVey and Murricane (MM) have created a tool that can be sent to solicitors who have acted for a lender where the deeds are outstanding. The tool has intelligence to ascertain whether the responses from the solicitor are reasonable or raise a red flag. This is not a subjective response but one that is data driven by the collection of facts.

It is appreciated that you will often not wish to raise the spectre of another firm which is why this tool can be white-labelled. If the response is a red-flag then you can use our MMi Security Review or MMi Deeds Resolution product to deal with the amelioration of the position.

There is a set up charge of £300 + VAT and a charge per use of the tool from £2 + VAT - amazing value for such expertise. Included within the set up charge are full instructions.

GDPR and security are at the heart of the product. If you want MM to triage the responses there is a higher charge based upon your needs but it will remain far cheaper than your own staff spending time when Coronavirus is taking up so much of your resources.

MMiDeedsInvestigator is for residential property only

EXPERT REVIEW ONLINE

An interim arrangement that will cover 70% of your resolutions

While the MMi Deeds Investigator product will raise red flags, some cases will require a detail review.

The MMi Security Review will involve a close review of the information available online and any searches we can obtain. It will not involve an actual review of the submitted deeds because that will require obtaining these documents from either the completing solicitor or the Land Register. Both of these tasks may be impeded by the Coronavirus repercussions.

However, we estimate that the MMi Deeds Investigator product will resolve 70% of resolution cases without requiring the physical deeds.

The cost of the MMi Deeds Investigator product is only £75 + VAT and again this will be far more cost effective than using your own colleagues at a time of stress.

OUR SENIOR PRODUCT

An expert review for compromised security

If you are already aware that your security is compromised or this is the result of either MMi Deeds Investigator or MMi Security Review, help is at hand.

It is appreciated that you may have existing legal relationships but these MMi products are tailor made for lenders from those who have spent a combined 125 years at the coal face of residential property and who are acknowledged as the class leaders in Scotland.

MMi Deeds Resolution does exactly what it says on the tin. Steps are taken to resolve the compromised security in the most effective way possible. With weekly reporting you will know what is happening on an ongoing basis.

Costs are based on our assessment of time providing you with the opportunity to make commercial decisions. At all times you will be offered a menu of choices all costed.

Hopefully the numbers reaching this stage are few and far between but from our own knowledge of the market there will, unfortunately, be some.
