One of the ways that MMI/McVey and Murricane are forging a ‘new way’ in conveyancing to match the time in which we live is by utilising our system that allows you to move forward at pace without having to interrupt your day, taking time off work to visit our offices. This also means that our Specialist Solicitors enable your transaction to be processed more efficiently. However, we do understand that for some they would prefer a more traditional approach is desired. We are more than happy to do this, but our Standard Service is not geared towards this; should you not wish to utilise our system an additional fee of £50 + VAT (£60) may be levied.

For the majority, people who sell their property have to repay their mortgage (which we do as part of the service), but for others there are additional parties that require to be paid. As our standard fee does not allow for this, an additional fee will be charged for each additional party that requires payment from the sale (please note, that this cannot be payments to third parties other than lenders or other solicitors). The minimum additional fee is £95+VAT (£114) however a higher fee may be incurred depending on the complexities however, we would discuss this with you before carrying out the work.

  • 1670 Completion: Liaising with seller's solicitor regarding release of keys

    WHAT IS INCLUDED?
Once the seller's solicitor has confirmed receipt of the purchase price, we will liaise with the seller's solicitor regarding the keys to the property being released and we will let you know where you can collect the keys to your new property.

We cannot guarantee the time at which you will receive the keys. The conveyancing system is not functioning optimally. When you have a contract the only thing guaranteed will be that you will receive the keys on a certain date not at a certain time. McVey and Murricane will always endeavour to fix a time but there are many things happening on a date of entry and we are reliant upon other solicitors and the seller. Generally speaking the keys will be available at the solicitors or estate agency office which dealt with the sale or some other local address.

Please try to make your arrangements as flexible as possible. If the person who is selling a house to you is also moving on that same date, then it is generally the case that the keys will not be available until the afternoon.
